Home Loan Document Checklist

To make the application process go as smoothly as possible, please gather these documents. (NOTE: Other documentation may be required during the process.)

Income Verification

  • W2’s for the past two years
  • Paystubs covering the last 30 days
  • Written explanation if employed less than two years or employment gap within the last two years
  • Federal tax returns for last two years may be required if income is received from other than wages (such as rental income)

Social Security, Disability, or Pension Income

  • Social Security Award Letter
  • Pension Award Letters

Purchase Property Information – If purchasing a property, lender needs the following:

  • Copy of signed Purchase Agreement – all pages and all counteroffers
  • Copy of Deposit Receipt with –
  • Name and address of HOA if applicable
  • If a Condo, HOA Certification
    • This document provides all the information about the Homeowner’s Association and the project
    • The HOA charges a fee for this and it varies

Asset Documentation – Bank Accounts; Retirement (401K, IRA), Investments (Stocks)

  • Last two months’ statements for all accounts.
    • Include all pages, even if they are blank
    • Letter of Explanation and documentation for any large or unusual deposits or withdrawals

Rental Properties

  • Most recent mortgage statement(s) for all existing mortgages
  • Homeowner’s Insurance Declaration Page for all properties
    • Also for Flood Insurance or Earthquake Insurance if applicable
  • Homeowner’s Association Statement (if applicable) – all properties
  • Tax Bills – all properties

Other

  • Divorce Decree
  • Legal Separation Agreement
